Internal regulations La Mimosa Residential APARTMENT TENANTS   Article #1 Every tenant who leases a property or room within the La Mimosa Residential must read, respect and abide by all the provisions of this Internal Regulation La Mimosa Residential. This Regulation will be binding with the rental contract and whoever disrespects it can be evicted without responsibility by the owner. Article # 2 Obligations and prohibitions It is strictly prohibited:
  1. Allocate the rented space and common areas to uses or purposes contrary to the law, good customs or the provisions of this regulation. Therefore it is forbidden to use leased spaces for any non-residential use.
  2. Store or deposit within the rented spaces or common areas, any kind of explosive, flammable, asphyxiating materials that may be dangerous or cause annoying emanations, as well as any illegal substance or object under the law of this country.
  3. Deposit materials, merchandise, furniture or objects in the common areas of the residential, which may compromise adorned areas, cleaning and decoration of the residential or mean damage or discomfort to other users, as well as obstruct or hinder the use of such areas.
  4. Place badges, signs, banners, awnings, furniture or any other object capable of affecting the general esthetics of the residential and user comfort in the common areas or housing units.
  5. Produce or allow disturbances or noise that threaten the tranquility that must prevail in the residential. No loud noises or music of any kind are allowed after 10.00pm.
  6. Obstruct access roads, sidewalks and parking lots, in a way that hinders the passage, access or permanence of people or vehicles.
  7. Throw liquids and objects out of the housing unit.
  8. Place clothes, carpets or any like in the windows.
  9. Dispose of garbage or waste by means other than those provided for it.
  10. Use green areas commonly used to clean vehicles, furniture or any object.
  11. Ingest alcoholic beverages or make roasts or parties in common areas that are not intended for it and without prior agreement with the administration.
  12. Require residential employees to provide personal services, without prior authorization from the administration.
  13. Circular in the streets of the residential at a speed exceeding 15 kilometers per hour.
  14. Park vehicles in spaces that are not intended for this purpose.
  15. Call residents or employees of the residential through the abusive use of the car horn, or make unnecessary use of it.
  16. Throw objects of any kind in the common green areas, as well as keep in them objects that threaten the ornament and the order of the condominium. All in the opinion of the residential administrator.
  17. Burn garbage inside or outside residential units or in common areas, as well as the placement of garbage in unauthorized places.
  18. Green areas may not be roofed or used for social activities or for the placement of any equipment. Likewise, they cannot be used for private purposes, such as barbecues, laying clothes, storing objects, placing toys or structures for sports and / or other games.
  19. Parking areas may not be used as warehouses.
  20. Perform works that may harm or compromise the strength and security of the condominium.
  21. Smoking is PROHIBITED in the common internal areas of the condominium.
  22. Tenants are obliged to keep the facades of their apartments in perfect condition, that is, no modifications or alterations can be made to the windows, it will be mandatory to ensure that no clothes or objects are seen on the terraces or windows of the apartments
  23. The laundry room has an operation schedule of: Week days from 07.00am to 8.30pm and Weekend days from 8.00am to 9.00pm. NO EXCEPTIONS to this schedule.
Article # 3 The penalties for committing any of the offenses or infractions contained in the previous article range from:
  1. The administration will give the tenant a warning letter. After which the tenant will have 24 hours to remedy the damage or contempt.
  2. If the fault or infraction continues, the administration may send two more letters of warning in the next 48 hours.
iii. The fourth letter issued, if the contempt of the previous rules continues, will be an eviction letter from the property. This notification letter will be binding with the rental contract and an eviction will occur without responsibility by the owner with a term not exceeding one month. Upon leaving the complex, the administrator will assess the damage caused and may withdraw from the security deposit the amount necessary to fix the property. Article # 4 Pets: Tenants may have in their apartment only one domestic pet, with the understanding that it does not cause discomfort, excessive noise or affect the safety and integrity of other residents or tenants. IT MUST HAVE prior authorization from the administration. They are not authorized under any concept and in any part of the residential any animal that by its behavior is considered wild or a threat to people. Dogs that demonstrate excessive aggression towards other people or animals are totally and expressly prohibited. Owners must keep their pets inside the apartment. They CANNOT wander through the common areas, except if they go out with their respective owner and in a way that allows them to be kept under control, that is, ALWAYS and exclusively with a strap. Each owner will be responsible for cleaning or collecting fecal waste that the pet leaves in any area of ​​the residential. Violation of any of these provisions authorizes the residential administration to require the tenant to remove the pet from the residential or apartment. Article # 5 Gardens and green areas: the administration is the only entity in charge of maintaining these green areas, for no reason the tenants must modify the gardens of the common areas or areas for gardening. Article # 5 Entrance of taxis or other paid transportation: the entrance of such will be restricted to the main entrance of the residential, with the main gate closed, and the tenant can board the vehicle leaving through the pedestrian gate. This to minimize security risks and exposure of the interior of the residential to strangers, limiting the possible ease of photos to agents external to the tenants. If the unloading of suitcases or others is necessary, it is requested that the administration be instructed so that the foreign vehicle remains outside the property and the administration provides assistance. In case it is raining, the entry of the vehicle will be allowed to prevent wetting of the belongings and the tenant. Article # 6 Each tenant is advised to allow entry to his department only to other students of the University for Peace or to people who are extremely trustworthy. This in order to protect the integrity and security of the other tenants of the residential.
